Lead Mechanic          

Non-Exempt Position Description

Job Purpose

To work under the direction of the Power Plant & Maintenance Manager, the Building Maintenance Supervisor, and/or the department Director in a Group Leader capacity to ensure that the objectives and goals of the department are accomplished.  Assists the Power Plant & Maintenance Manager and the Building Maintenance Supervisor in daily department task assignments and works in a supervisory position reporting directly to the department Director in the absence of the Power Plant & Maintenance Manager. Performs in a leadership role when tasked as a Project Leader as well as coordinating upgrades, maintenance, and repairs of all Laundry and Dietary equipment and components for St. Ann’s Community and its associated campus’.  Provides technical support to other Power Plant & Maintenance and other departments such as Dietary, laundry, and Grounds.

Performance Outcomes

 

Essential Duties and Responsibilities:

 

v Works as Group Leader to assist the Power Plant & Maintenance Manager with daily and project work assignments

v Assigns, Supervises, and Participates in routine tasks in the absence of the Power Plant & Maintenance Manager.

v Checks daily with shift Stationary Engineer, Lead Electrician, and Power Plant & Maintenance Manager to assess daily task assignments.

v Performs daily preventive maintenance inspections for the Dietary and Laundry departments.

v Provides daily assessment of the Dietary and Laundry department equipment and components to Power Plant & Maintenance Manager and respective department supervisors to ensure uninterrupted, reliable, proper, and efficient operation of said equipment.

v Regularly reports progress on projects and condition of equipment to the Power Plant & Maintenance Manager.

v Troubleshoots and makes repairs on equipment including:

o    Laundry department equipment.

o    Dietary department equipment.

o    Motors.

o    Control systems and cabinets.

o    Air-conditioning units, chillers, refrigeration equipment, and cooling towers as necessary.      

v Coordinates the accomplishment of goals and expectations set by the Power Plant & Maintenance Manager.

v Regularly reports progress on projects and condition of equipment to the Power Plant & Maintenance Manager.

v Makes preventive maintenance inspections and performs preventive maintenance tasks.

v Performs plumbing repairs on water, steam, natural gas, and airlines as required.

v Performs waste drain line inspection, repairs, and cleaning as required.

v Performs repair welding using gas and /or electric welding equipment.  Must be able to perform basic brazing with soft solder, silver solder, steel rod, and brazing rod.  Must have basic electric arc welding skills to perform basic maintenance repairs on steel and stainless steel items.

v Assists in updating preventive maintenance procedures to ensure periodic equipment maintenance requirements are met.

v Ensures that all supporting paperwork for each task performed is complete and accurate.  Documentation should reflect the time spent (starting time, completion time, and actual hours), date completed, parts used, comments explaining procedure used to complete the task, and any other pertinent information.

v Ensures that work areas, storage areas, and equipment spaces are kept neat, clean, and orderly.

v Ensures that all required workspace clearances for equipment are clearly marked and maintained.

v May be required to paint, clean, and otherwise maintain floors, equipment, and other such items as directed.

v Maintains the condition of and ensures the availability of tools, equipment, parts, and materials necessary for repairs, preventive maintenance, and to ensure the uninterrupted operation of all assigned areas and equipment.

v May be required to perform preventative maintenance on pumps, motors, fans, and other assigned equipment, including:

o    Oiling, greasing, and proper lubrication.

o    Cleaning.

o    Testing.

o    Changing or adjusting belts.

o    Checking, adjusting, and tightening bolts, nuts, and hardware as necessary.

o    Performs all other tasks and similar operations as required by the preventative maintenance program.

 

 

 

 

 

 

 

v Occasionally operates rental or Grounds Department equipment (Excavator, boom lifts, tractor, backhoe, or trenching equipment) required for installations or repair projects.

v Leads renovation or refurbishment projects.

v Performs all other tasks, assignments, and duties as requested, assigned, or required by department manager and/or director.

v Works with other members of the Power Plant & Maintenance department in a Group leadership role to coordinate work task assignment and task completion.

v Reliable, dependable and punctual in use of work time.

v Assists the department manager with interviewing procedures when hiring candidates for open positions within the department.

v Assists with disciplinary actions as required or requested by the department manager, the department director, or a Human Resources representative.

v Assists with establishing goals and expectations for the department and individual staff members.

v Demonstrates initiative and cooperation in professional working relationships.

v Complies with applicable organizational policies and procedures IE: mandatory education, health requirement, and HR requirements.

Working Conditions

Employee is occasionally exposed to dust, heat, and odors.  Moderate to loud noise levels from tools, equipment, and machinery.  Exposure to boiler chemicals, paints, adhesives, and solvents.  Exposed to danger and serious injury from working with electrical circuits and moving mechanical parts. Exposed to burns and injury from steam lines, hot water lines, and boiler surfaces.

 

 

Qualifications

Education:

High school or General education Diploma (GED).

Four years experience of related experience and/or training in an institutional setting; or equivalent combination of education and experience. 

Some computer or data entry experience.

 

Supervision:

Candidate should require NO supervision to perform all aspects of this position.

Must attend supervisory training classes as offered by the Human Resources department

 

Language:

Ability to read and comprehend simple instructions, short correspondence, and memos.  Ability to write simple correspondence.  Ability to effectively present information in one-to-one and small group situations to customers, clients, and other employees of the organization.

 

Math Skills:

Ability to add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions, and decimals.  Ability to compute rate, ratio, and percentages.

 

Reasoning Ability:

Ability to apply common sense understanding to carry out detailed written or oral instructions.  Ability to deal with problems and make decisions involving a few concrete variables in standardized situations.

 

 

Specific Requirements

Required to carry pager at times to respond to building, electrical, or mechanical emergencies.. 

                                

 

Physical & Sensory Requirements

While performing duties, the employee is regularly required to stand, walk, and talk or hear.  The employee is required to use hands to handle or feel and reach with hands and arms.  The employee is occasionally required to sit, climb, or balance.   The employee must occasionally lift and/or move weights up to 100-lbs.  Specific vision abilities required by this job include close vision, distance vision, depth perception, and  ability to adjust focus.

 

 

 

Safety Factors

The employee is required to ensure personal safety, monitor work environment and make necessary improvements while ensuring the safety of others to include, adhering to regulations set by OSHA, DOH, and facility regulations, to include fire protection/prevention, smoking regulations, infection control, etc.  Tasks involved in this position may involve potential and/or direct exposure to blood, body fluids, infectious diseases, air contaminants, and hazardous chemicals.  Personal Protection Equipment (PPE) and Lock Out / Tag Out (LO/TO) procedures are to be followed and administered at all times.

 

 

Staff Development

Assists with the implementation of  training schedules for new staff members.

Provides “On the Job” training for mechanics, stationary engineers, or other staff.

Coordinates and holds training classes on troubleshooting, maintenance, and repair procedures for mechanics, stationary engineers, or other staff.
